Real Estate & Property Managers

One pest partner for your whole rent roll — renters handled, every job documented.

Work orders in, reports back, invoices to the right party. Real person 7am–9pm — (03) 9436 0883.

Amazon Pest Exterminators works with property managers, real estate agencies and landlords across Melbourne. Send us the work order and we handle the rest — we contact the renter, arrange access, treat the problem, and send you a written report with photos. Backed by 25+ years in Melbourne homes and a 5.0-star Google rating from 440+ reviews, with phones answered by a real person 7am to 9pm, seven days a week: (03) 9436 0883.

Send the work order — we take it from there

We accept work orders however your agency sends them: from Tapi, PropertyMe, PropertyTree or Bricks+Agent, or by plain email and phone. From there, we call the renter directly to arrange a time, attend within the entry rules of the Residential Tenancies Act, and confirm the booking back to you — no chasing tenants, no three-way phone tag. For vacant properties, we collect and return keys from your office reception. Every job closes with a written report and photos for the file.

Who pays — the owner or the renter?

The question behind almost every rental pest job. The way it’s usually assessed in Victoria: if the pests were present at the start of the tenancy or the problem stems from the building itself — gaps, structural faults, drainage — it generally sits with the rental provider. If it arises from how the property is being kept, it generally sits with the renter. Disputes are decided by VCAT, not by us — but our job report notes what we found, what we treated, and our technician’s honest assessment of the likely cause, so you have an independent basis on file for the who-pays call.

When a pest job is an urgent repair

Consumer Affairs Victoria lists pest issues connected to the building structure among urgent repairs — and if urgent repairs aren’t actioned, renters can arrange them themselves and claim back up to $2,500. That’s real exposure for an agency, so we treat rodents, wasp nests and anything affecting safety as priority work. Call us and tell us what the renter has reported — if we can get there same-day we will, and if we can’t, we’ll tell you straight and give you a firm time.

Invoices that go to the right party, first time

Pest invoices in rentals go three different ways — to the agency, to the owner, or to a vacating tenant — and billing the wrong one wastes everyone’s week. Tell us who’s paying when you book and we’ll invoice that party directly, with the property address on the document. Need owner approval first? We’ll email you a written quote you can forward as-is.

Between tenancies and before listing

Vacancy is the easiest time to fix a property’s pest problems properly. We do general treatments and rodent work while the property is empty, remove dead animals before open-for-inspections, and can look over a property before it’s advertised — Victorian rental minimum standards include vermin-proof or council-issued bins, and properties must meet minimum standards before being listed. For vacating tenants with pets, we do end-of-lease flea treatments with a dated receipt naming the property — put our number in the vacate letter and we’ll take it from there.

Property manager questions

Can you liaise directly with the renter to arrange access?

Yes — that’s the point of us. Send the work order, and we call the renter, book a time within the entry rules, attend, and confirm completion back to you with a written report and photos.

Who do you invoice — the agency, the owner, or the tenant?

Whichever you nominate, per job. We bill that party directly with the property address on the invoice, so nothing bounces between your trust account and the owner.

Can your report say whether it’s a property issue or tenant-caused?

Our written report includes photos, what we found, what we treated, and our technician’s honest assessment of the likely cause — building-related or living conditions. The who-pays decision stays with you and, in a dispute, VCAT — but our report gives you an independent basis for it.

How fast can you get there if the renter says it’s urgent?

Rodents, wasp nests and anything affecting safety get priority. Often that means same-day — and if we can’t do same-day, we’ll say so on the phone and give you a firm time instead of a maybe.

A vacating tenant had a pet — can you do the flea treatment before final inspection?

Yes. We treat between move-out and the final inspection and issue a dated receipt from a licensed operator naming the property — exactly what you need on the file for the bond.

The property is vacant — can you pick up keys from our office?

Yes — we collect keys from your reception and return them when the job’s done. You don’t need to attend.

What do you need from us to get on our trade list?

Just ask — we’ll email our Victorian pest control licence details, certificate of currency for public liability insurance and ABN in one reply, so onboarding takes minutes, not weeks.
